Mind The Gap Fire Door Inspections are a new company founded in early 2024 by vastly experienced carpenter/joiner Steve Penn, driven by a determination to enhance standards in the world of fire doors. 
Based in Central London, the company undertakes fire door surveys across the Greater London area on behalf of facility managers, property portfolio owners & other responsible persons, ensuring all their buildings fire doors are meticulously tagged, inspected & logged using the very best industry software. This ensures a professional, well documented report is handed over upon completion, highlighting all non compliance issues as well as providing recommendations regarding remediation or replacements.

My name is Steve Penn and I am the founder of Mind The Gap Fire Door Inspections. 
I am a time served carpenter/joiner with over 30 years on tools construction experience, a UK Fire Door Training Approved Inspector and a  Fire Door Inspection Scheme diploma holder with IOSH Managing Safely Certification.
I still put on the tool belt occasionally for old customers who call me, its nice to be nice, but my focus these days is on driving up standards with regards to fire door compliance.
 With decades of experience in dealing with individual clients and many larger organisations in Central Scotland, Glasgow & Lanarkshire as well as the last 22 years in London I understand customer service. It is a massive part of running any enterprise and that is why at this moment in time I will not out source any work I am asked to undertake. From the initial pre tender site survey, through to the professional finished report, I guarantee a stress free experience for my clients.

How The Business Operates

The company is in the process of moving from being strictly run as a sole trader enterprise into a limited company. During this transition period the business will be operating solely in the greater London area Monday to Saturday. Other areas of the country will be considered for business depending on job size. At Mind The Gap Fire Doors, Steve does not believe in the mark your own homework business model popular with some organisations where the client feels obligated to use their remediation service to ensure compliant fire doors although it must be recognized each client has their own particular list of requirements and many one stop shops do offer a first class service. Should a customer request fire door maintenance Steve is a qualified carpenter joiner with a serious understanding of accepted repair techniques and is always happy to enter into discussions with any responsible person who has a need for remediation. It should be stressed however the main objectives during our upgrade from sole trader to limited company is to continue producing quality fire door reports for our clients.

Maintain Or Replace

Fire doors are always going to require maintenance, repairing and regular inspections, particularly in high traffic areas. Nothing lasts forever however and there comes a time when replacement becomes the best option. This can be the most important decision an inspector will make as it is crucial in regards to both safety and finance.It really would be lovely if every job the inspector went to had bespoke new 3rd party certificated door sets all impeccably installed but on most jobs this simply is not the case. Older buildings in particular is where a quality inspector really proves his worth.An inspector needs to have an understanding of accepted repair techniques and when they can be applied. Without this perfectly safe doors could end up being replaced and money needlessly wasted. 
So what might a door or door set look like that would indicate replacement was the sensible option. 
Damaged beyond repair is usually warping of either the door or frame, water damage both of which will cause closing issues, exposed core through damaged veneer or laminate. Unlike other companies who are happy to casually give costings via phone enquiries, Mind The Gap Fire Door Inspections never conduct any sort of business before personally meeting with the responsible person and listening thoroughly to their particular needs and expectations. Walking through the site pre tender is both essential and a prerequisite to give the company a full understanding of the site layout & building history, browse fire strategy drawings where available, survey the conditions the inspector will be working in and off course the number of doors, where a general condition from a sample of these doors can be noted. Time scale for this can vary but usually up to about 90 minutes maximum will give the company enough of an idea to enable an accurate costing of the works. Meetings can be arranged at short notice but a minimum period of 72 hours is usually required.
